Roof inspection and condition

How do I know whether a roof needs repair or replacement?

A repair is generally considered when the problem is localized and the surrounding roof remains serviceable. Replacement is considered when deterioration or failure is widespread, repeated, or not reasonably addressed with a localized repair. A property-specific inspection is required.

Does every ceiling stain mean the roof is failing?

No. A stain confirms that moisture reached the interior, but the entry point may be elsewhere. Roofing, flashing, plumbing, ventilation, or other building conditions can contribute.

Can a roof be inspected from the ground?

A ground review can identify some conditions, but it usually cannot confirm all roof surfaces, flashing details, or concealed concerns. The safe and appropriate method depends on the property.

Can an inspection guarantee there is no hidden damage?

No. Access, weather, safety, roof type, and concealed construction limit what a visual inspection can confirm.

Repair and replacement

What should a roof estimate include?

A written estimate should describe the roof condition, work, materials, price and payment terms. It should also explain exclusions, approvals, completion records and how hidden damage or extra work will be handled.

What happens if damaged wood is found under the roof covering?

The contract should explain how concealed conditions will be documented, priced, and approved before additional work proceeds.

Can two roofing estimates be compared by total price alone?

The total alone leaves out important differences. Written estimates should make materials, amounts, permits, cleanup, exclusions and charges for hidden damage clear.

Does Backsider offer both repair and replacement?

Yes. The recommended scope depends on the inspection and the property's actual condition.

Storm and insurance roles

Can Backsider Construction handle an insurance claim for me?

No. Backsider documents observed construction conditions and explains its own estimate. The property owner handles any claim with the carrier or an appropriately licensed adviser.

Can a contractor waive an insurance deductible?

Florida law states that the consumer is responsible for an applicable deductible and prohibits fraudulent waiver or rebate practices.

Do roof photos determine insurance coverage?

No. Photos can document conditions. Coverage is determined under the policy by the appropriate insurance parties.

HOA and community roofing

Does Backsider work with HOA boards and property managers?

Yes. Each unit has a written scope and photographs filed by address. The board receives one invoice per section, itemized by unit.

Can community roofing be phased?

Yes, when conditions, approvals, and budget support phased work. Priorities should come from documented conditions and the association's decision process.

How are residents coordinated?

Each resident is called individually to agree an appointment. Resident messages include English and Spanish together. Contact is limited to 8 AM to 8 PM in the resident's local time.

Can the association receive photo documentation?

Yes. The association owns the documentation, with photographs filed by address for later retrieval. The approved scope specifies the reports to be delivered.
